  • What's your investment approach?

    We invest in first lien mortgages on non-owner occupied residential (1 to 4 unit) investment properties.

  • Do you fund first time invetors?

    Yes, but only for light to moderate fix-n-flip and short/long term rental properties.

  • How about ground up construction?

    Yes, we will fund new construction for investors with relevant experiene and past performance.

  • What markets do you serve?

    We're currently focused on the top metropolitan statistical areas (MSAs) in AL, GA, FL and TN.  

  • How do you manage investor risk?

    Risk is addressed at the front end through structured underwriting, conservative leverage and defined exit strategies. We prioritize preservation of capital alongside performance.

  • Can my 401K or IRA be used to invest?

    Yes, a self directed IRA (SDIRA) or ROBS can be used to fund your equity participation in a property. If you have a previous 401K plan, you'd need to convert it to a SDIRA or ROBS prior to investing.

  • Is it possible to get 100% financing?

    Yes, but not through a single loan. We can combine our private capital with properly structured gap funding to achieve 100% no money-down financing.

  • What's your funding limits?

    We offer funding from $50K to $2M.
