    We offer an "all-in-one" solution that consists of acquisition, financing, and construction management.

  • How much money will I need?

    Investors should expect to have between 25% to 30% of the purchase price for down payment and closing costs.

  • Can I invest with my IRA?

    Absolutely. Self directed IRAs and ROBS 401K rollovers are great ways to invest and grow your retirement accounts.

  • What areas do you source properties?

    We're currently focused on deals in Alabama, Georgia, and Tennessee due to the market demand for affordable housing.

  • What are the fees?

    Deal level fees consist of the following:

    • 2.5% lender fee plus closing cost
    • Construction management is a separate negotiated fee with our 3rd party vendor
  • What are your preferred asset classes?

    Single family rental and 2-10 unit multi-family have proven to be the best asset class for individual and small group investors.

  • What size deals do you focus on?

    We focus on deals within the FHA loan limits to ensure affordability while maximizing flexibility in our exit strategies.

  • Do I need a business to acquire property?

    Yes, we highly recommend you have a seperate business entity to hold ownership of the property. Not only is this good for asset protection, but most lenders require loans to close in a corporate entity.

  • Is this a syndication?

    No, this is a not an offer for syndication or crowdfunding. You have 100% ownership of the property and earn 100% of profits.

  • Who is an accredited investor?

    Accredited investors are individuals with (a) $200K per year income for the last two years or $300K if married and filing tax returns jointly, or (b) $1M in net worth excluding your house.
